Design Team Options

We know you have a vision for how you want your final space to look. Marrying your vision with a designer who can bring your project to fruition is key. We have a vast experience with many Architectural and Design firms at our disposal to help make your project reality.

Contract Support

A legal binding document must be well crafted, since many parties look to it for guidance during the project. The HAVERBUILT team will ensure that your interests are protected and that you understand what you are signing.

Budget Development

" What will this cost?" In a construction project, this will be asked a number of times, for each aspect of the job. The HAVERBUILT staff will develop the budget with your vision in mind. There are many steps to this process however we will break it down to several simple categories, planning, designing, preconstruction, and construction budgets.

Value Engineering

During VE, we conduct an overview of your project. We aim for balance: keep the project at a high level of quality, while looking for alternative ways to help keep cost down or meet budget expectations. Throughout the job, we are continuously reviewing quality and cost options.

Estimating

We understand the importance of a good estimate. We know that all good business practitioners want to mitigate risk and exposure. That is why this process is carried out throughout the whole construction process. You can trust our staff to review budgets, changes, and risk and put together estimates to forecast financial exposure throughout the project.

Construction Planning

When the Architect submits their drawings and documents, our staff will review them diligently. We look for errors and inaccuracies. If there are issues, we address them and fix them. This is a critical service as poor quality design drawings can be costly as the job progresses.

Bid Management

When your construction project is ready for subcontractor selection, the choosing of whom to hire is of the utmost importance. There are specific legal steps that must be followed to ensure a fair and unbiased process. Also, we look for the right fit, not just the lowest price. All trade bids will be reviewed extensively and from that review will be a full written scope of work before being awarded a contract.

Scheduling

Critical Path Tracking is a highly effective method for creating a schedule. This method will be a clear path of creating target dates that are critical to deadlines on a construction project. Our team will work directly with subtrades to come up with an effective schedule and meet our clients project dates.

Procurement

Imagine you want a special chandelier fixture from New Zealand for your space. Ordering it may seem straight forward, but often is not. Coordinating the arrival of the material with the specific subtrades to be on the job at the exact right time can be daunting. Our team will coordinate this process and make sure all parties involved are notified and scheduled for the necessary construction activities.

Project Administration

Throughout the construction process, documentation is critical for all aspects of the project. We at HAVERBUILT strive on having a thorough document control system in place. We can maintain this process for you and help make finding specific documents readily available when needed. Included in this process is also maintaining project specific logs such as RFI's, Shop Drawings, Change Orders, Site Instructions, and Billings.

Sustainable Building

HAVERBUILT will always be looking out for the best interest of the environment. Our staff is dedicated to pursing green initiatives and look forward to taking on green builds. We have worked directly with many LEED AP consultants and will direct your needs as necessary to meet your standard of LEED buildings.

Change Management / Forecasting / Risk Management

There is one thing you can always expect during the construction process and that is changes. One thing you can do is try and mitigate the changes by being proactive. That is how we can save clients money and time. We track these changes from day one and budget all potential changes of the project so a client is aware of their financial risk.

Billing Review

Our clients want to know that they are paying only for work completed for the project to date. Us acting as your personal representative we will ensure that every request for payment matches the work completed onsite.

Quality Control / Quality Assurance (QC / QA)

Construction work needs to be monitored on a daily basis. HAVERBUILT will be constantly reviewing the site for proper installation, specification requirements, and per the construction documents. All work must be completed per the industry standard and we will hold ourselves and subtrades to this standard. We will monitor this process with a project deficiency log that starts once the project commences.

As-Built Photo Binder and Drawing Log

Your HAVERBUILT team member wants you to not only enjoy your finished space but to understand the inner workings of it. As-built documents and a photo binder will provide you with a visual reference of how your space came together. This can be of great value should you wish to know where cabling, piping, ductwork or structural members may be located for future work or maintenance.

Commissioning

As we all know the end of a project can be stressful. One of the items that often gets overlooked is the commissioning process. A HAVERBUILT team member will oversee this process for your building systems (Electrical, Mechanical, Plumbing, Smart Systems, and Security) to make sure everything is properly functioning and turned over in an acceptable fashion.

Fixtures, Furnishings, and Equipment (FF&E)

Many projects a contractor just gets your space to base building. However an Owner may want to have services that complete that space fully. That is where we can help and offer our dependable staff to coordinate the ordering, delivery, and commissioning all your additional fixture, furnishings, and equipment to your space and have it ready for your use on the move in date.

Closeout

Closeout is a tedious task however we pride ourselves on the attention to detail in this process. We start the closeout process from the start of the project. As soon as that trades begin the submittal process we start the close out process. We will make sure all clients receive the proper documentation, warranties, training, contact names and services necessary to feel as they had built the building themselves. We understand how important this is to an Owner and future maintenance program.
